Foosaner To Become Boutique Hotel

Eau Gallie Arts District Transformation Also to Include Retail, Art, Parking Garage

The Eau Gallie Arts District (EGAD) celebrates its 10-year anniversary this year, and the area defined primarily by bustling art galleries, shops, restaurants and historic homes and cottages is in the midst of a significant transformation. The Foosaner Art Museum and Education Center, which served as a district anchor for many years, will soon give way to an exciting new concept that is sure to elevate EGAD’s appeal to both local residents and out-of-area visitors alike. 

In May, Florida-based national commercial developer Northboro Builders acquired the Foosaner property. Northboro CEO Larry Jarnes has a unique vision for the site, which includes a boutique hotel filled with local art, significant square footage of retail shops and a trendy rooftop pool and restaurant, complete with wide-spanning views of the Indian River and Atlantic Ocean. Additionally, this project will include a private-public venture with the City of Melbourne for an adjacent parking garage accommodating downtown growth.  

Local art will play a key role in the new hotel. 

“We want to have an art gallery within the space, and showcase local artists and their work throughout the halls,” Jarnes said. “We’d love to see live art demonstrations going on in the lobby monthly, as well, and perhaps even a rotating mural project on the exterior of the building.” 

This type of major project fits the profile that EGAD is aiming for, what Egadlife.com describes as “The coolest place on the Space Coast for entertainment, shopping and cultural activity.” 

EGAD has always played host to a vibrant creative community, and Northboro plans to add some additional, unique elements in the former Foosaner Education Center property across the street from the planned hotel. An urban-style, food truck-inspired food hall with outdoor seating, retail shops, a music venue and flexible work spaces are slated to take over the 15,000 square foot space and debut in 2021, as well. It’s a lot to look forward to. 

“Local contractors and vendors will be used whenever possible,” Jarnes added. “We know this project is critical to reinvigorating the Space Coast economy and we know that local partners will be just as passionate as we are about making this a world-class destination.” 

For Jarnes, the EGAD project isn’t just a business proposition, it’s personal. 

“My wife, Jeannette, and I used to treat the area as a weekend retreat when we lived in Orlando, but about a year ago, we decided to move to the historic Pineapple Avenue area, make this our full-time residence. It was the best decision we ever made. 

“Today, our family (including 15-year-old daughter, Cheyenne, and 13-year-old-son, Parrish) can’t wait to see this new vision of the Eau Gallie Arts District take shape. We look forward to enjoying the revitalized area alongside our fellow Brevard County residents.”
