L.H. Tanner Construction: Planning Dreams & Building Value

If you’ve never worked with a construction company before, it can be daunting thinking about how to choose the right partner to build your dreams into reality. But after 5,000 projects and as many happy clients, L.H. Tanner has been a clear choice for building or rebuilding so much of the Space Coast. 

The family business stands apart due to their commitment to their clients and their plan-build method. Three Tanners are working day-to-day operations — husband-wife team Lawrence and Holly Tanner and Lawrence’s son, Joshua — but it all started two generations prior. 

Meant to Build

Lawrence Tanner seemed destined to have a career as a master builder, coming from a long lineage of carpenters, builders, and developers. His grandfather was a carpenter and his parents built many of the custom homes in the Lake Washington area in the 1970s and 1980s. 

Tanner spent his childhood and teenage years working with his parents, becoming proficient at carpentry at a young age. He started his first company as a decking subcontractor building roof structures and then expanded to total home makeovers, including landscaping services. 

He passed the commercial building contractors exam in 1997 and started L.H. Tanner Construction, with the focus being termite restoration as the prime contractor for Terminix. By 2004, the company had substantially expanded into commercial, industrial, and site development and upgraded his license in 2004 to general contractor.

Family Roots 

Lawrence and Holly Tanner have been married for over 20 years, with family always being a part of the company. Holly became involved in L.H. Tanner in the late 1990s while still working as a physical therapist. But as needs grew, she joined the company full time this past year. 

Lawrence serves as the general contractor while Holly is the company’s president, taking care of daily operations, customer care, and business development. The next generation, Joshua, also works for the company full time, learning and contributing to all aspects of the day-to-day construction business.

Today, more than 5,000 projects later, L. H. Tanner continues to build lasting value for their clients. The company is set apart through those relationships and also their plan-build method.

Plan-Build Explained

The plan-build method simplifies and streamlines the construction process. L.H. Tanner Construction works on behalf of the owner as their advocate, guiding them through the intricacies of the process from concept to completion of construction.The client has one company and one team to work with throughout the entire process.

When compared to the other common methodology where the focus is on design with less regard for construction cost analysis during the early phases of projects, the plan-build method focuses on an approach keeping the objectives of the client in mind throughout the planning and development of the project. 

“Our focus is to build a project at the right price using the most appropriate construction means and methods for that specific project,” Lawrence Tanner said. “The owner is involved when they should be to ensure that their goals are attained in the most efficient way while being provided with the key information required so they can be a better educated contributor to the process. We solve problems that the owner will never see.”

And the vision and envisioning begin at the earliest stages.

“We like to work with owners even at the initial pre-conceptual phase, which can include acquisition of the right property, establishing feasibility, developing an initial concept, which will then lead into the planning and design phase and then construction of the project,” Holly Tanner said.

“No Question”

Bob Birmingham was no stranger to renovations when he met with L.H. Tanner Construction for a complicated residential remodel on his Merritt Island home. He needed to demolish a second-story sundeck that was leaking, replace it with a 400-square-foot room, and connect that room to an existing room upstairs. He met with several contractors before L.H. Tanner. 

“When the Tanners came in, they had such a great detailed plan that there was no question we were going to go with them to do the work,” Birmingham said. “They were one of the few contractors we have ever worked with who came in, told us what they were going to do, and then did what they said they’d do in the time frame they had given. And the quality of their work is outstanding.”

The plan-build process can be applied to most any type of project including large home renovations, commercial builds, site development, and industrial facilities. The company has successfully planned and built projects in all categories, including real estate development, like Angler Plaza, an 18,000-square-foot industrial warehouse complex. 

The team at L.H. Tanner Construction has experience and in-depth knowledge of the trades across the entire spectrum of construction including site development, which is a huge benefit during the planning and design process for the client. This expertise can enhance the outcome of the project for the client in terms of a true understanding of what is involved and how it is put together.

In 2009, Devaughn Dames chose the team at L.H. Tanner Construction to build the New Beginnings Obstetrics and Gynecology clinic. 

“They are not a cookie-cutter construction company,” Dames said. “They actually work with what you have available. The Tanners went out of their way, and that is what sets them apart.”
