Viera in Demand: Planned Community Among Nations Hottest Selling

The pandemic uprooted so many plans this year, but 2020 has been good for The Viera Company. In fact, the full force advancement of Viera’s growth and development has boosted the area to become one of the most desirable places in the country to live. People are camping out in their cars — sometimes for days — just to secure the best lots as they are released.

In early July 2020, RCLCO Real Estate Advisors ranked Viera as the 5th top selling master planned community in Florida and 13th in the nation. The rankings are based on new-home sales, with feedback from industry contacts and consultants, whose research supports this prestigious annual compilation.

“Achieving a ranking as one of the Top 15 MPCs in the country… is a testament both to our adherence to an overall vision of quality and product diversity, as well as our homebuilders investments in technology,” said Scott Miller, senior vice president of sales and community development

Viera is in a unique position to provide a diversity of housing products. With some of the best retail and dining choices in Brevard County, prime locations for businesses to establish or relocate, and an A-rated education system, many families choose Viera as their home.  Amenities include parks, multi-use trails, the Viera Wetlands, Brevard Zoo, Space Coast Stadium Complex, Viera Regional Park, Viera East Golf Course, Duran Golf Club and Tradewinds Restaurant, and the new Addison Village Club. All of that offers Viera residents an unrivaled quality of life.

COVID-19 has not significantly altered plans or businesses. People still need a place to live, work, and play, and The Viera Company continues to focus on expanding the lifestyle and amenity offerings as Viera enters its next phase of growth. To continue their responsible efforts in the community, The Viera Company initiated the Care Full Way campaign. Every builder agrees to following the CDC guidelines and also creating their own unique additions to those guidelines, including:

  • Mask policies
  • Cleaning high-touch surfaces frequently
  • Limiting number of visitors in each home
  • Socially distanced touring

“It’s extremely important that we ensure our model homes remain clean and safe for our sales team and visitors,” said Karen Kicinski, head of marketing for LifeStyle Homes. “We have cloth masks and hand sanitizer available for everyone who stops by. Our sales team is also disinfecting their models regularly, limiting the number of people allowed inside at any one time, as well as avoiding handshakes and touching surfaces.”

For those buyers who prefer the in-person experience, COVID-19 spawned new and inventive ways of keeping home buying accessible. Viera Builders recently added the NterNow system for home tours. The system eliminates the need to have staff present and allows home buyers the luxury of touring the home on their own.  

“I think the most exciting part, and what helps us to stand apart of other builders, is the HealthyHomeHappyHome concept,” said Mary Mead, vice president sales and marketing at Viera Builders. “No other builder has moved so quickly to provide buyers the opportunity to react to this new way of living. But sometimes the in-person process isn’t an option. Virtual home shopping is often necessary for buyers who must purchase a home quickly due to work relocation. And now with the pandemic changing social norms, the use of technology to search for and purchase a home is becoming increasingly popular, as well as a preferred convenience. 

On the selling side, Viera Builders uses drone footage of lot releases to offer virtual tours on social media.

The community is 31 years into the Viera master plan and still has another 25-30 years to go. The recent top-selling ranking designation shows how The Viera Company and its partner builders are adapting to both market conditions and consumers’ needs. The master plan is right on target.
