3. Lighting - Make your house bright and cheery. You want the buyer to feel happy while viewing your home.
4. Hire the right broker - Talk to your friends, get recommendations, and make sure you find a real go-getter to get the job done.
5. Ditch the dog - Even though we all love our dogs, hide Fido and pretend you don't have one. It will make your home more desirable to a buyer.
6. Don't over-do the upgrades - Cosmetic fixes are great. Don't break the bank on a remodel right before you sell. Talk to your agent about some quick fixes that really pack a punch for a small amount of money.
7. De-personalize - When showing your home, make sure personal items are well hidden. You want the buyers to picture themselves living in the home, not you.
8. Focus on the Kitchen - This is the room that sells the home. Make sure it is the cleanest kitchen the buyer ever saw. Decorate in neutral colors.
9. Always be Ready - This one is tough if you live in the home. Try and have a quick plan in place if your agent calls and wants to come show your home on short notice.
10. Remember First Impressions - This showing is the only chance you will get to convince the buyer that they want to live in your home.
