A comprehensive, thorough home inspection can assure homebuyers that their real estate investment is indeed their dream house. But it also can reveal problems that could turn the dream into a nightmare if not resolved.

Buying a house is a major decision that involves not just money, but emotions, as well. A home may look attractive, but looks can be deceiving, and buyers need to examine the true condition of the house. A quality home inspection provides a reality check that arms the buyers with a true picture of the property.

Selecting a high-caliber home inspection company should start with accreditations. All inspectors at Green Leaf Home Inspections are members of the International Association of Certified Home Inspectors, which notes that homes inspected by certified home inspectors are “inspected once, inspected right.” 

Green Leaf inspectors have extensive experience in the construction industry. Owner Matthew Parlefsky has assembled a team of professionals that include 10 inspectors and a knowledgeable support staff dedicated to outstanding customer service. 

Parlefsky partnered with the owner of Clay Owens Carpentry to start Green Leaf Home Inspections in 2008 and became its sole owner in 2013. A resident of Florida since 1995, he has in-depth experience with single and multi-family construction, the renovation of historic structures, re-engineering old designs to meet current building code, estimating, crew management, design optimization, quality assurance, customer service, safety compliance and sub-contractor management, and more. 

All Green Leaf inspectors are licensed by the State of Florida and insured in compliance with the state’s regulatory board. The Green Leaf team has embraced the newest advances in detection technology and techniques with nationally recognized standards of practice, combined with an unwavering code of ethics. 

Green Leaf covers all of Brevard County, as well as Indian River, Orange, Osceola and Volusia counties.

Home inspection clients are guaranteed a computerized report with digital photos within 24 hours of inspection completion. The inspections are indeed thorough.

“They include everything from the large to the small,” said office manager Linda Wheaton-Sanko.

The property’s exterior inspection checks for land grade, wind mitigation, building perimeter and water drainage adjacent to the foundation. Exterior items that might adversely affect the structure are identified, as is the condition of driveways, walkways, balconies, docks, seawalls, boat lifts, patios and retaining wall. Windows, doors, exposed areas of chimneys, rain gutters and roof are checked for issues. 

Inspection of the interior checks foundation walls and floor slabs and looks for possible water infiltration. Exposed load-bearing walls, posts, piers, beams, sub-floors, chimney, stairs, attic insulation, electric, plumbing, sewer and HVAC systems are carefully examined. 

Buyers’ inspections are not just about sounding the alarm on potential problems.

“With our buyers’ inspections, we educate potential buyers on the differences between an unsafe condition and typical homeowner maintenance,” Parlefsky said. 

While residential and commercial buyer’s inspections constitute a large part of the company’s work, they are only part of the services Green Leaf offers. Pre-listing seller inspections can be invaluable.

“It helps prepare sellers by reporting issues the buyer’s inspection would reveal,” Wheaton-Sanko said. 

The service also includes the transfer of insurance documents into the buyer’s name at no additional cost. 

Additional services include new construction inspections prior to the final walk-through, as well as two-phase inspections that include a pre-drywall inspection and a final inspection prior to the walk-through.

“You can’t assume your home will be free of defects just because it’s new,” Wheaton-Sanko said. 

Moisture intrusion inspections utilize thermal imaging (infrared camera) and a moisture meter to help clients maintain a watertight envelope around the real estate.  

Sewer scoping confirms the system’s condition and looks for potential cast-iron piping issues on homes built in and prior to 1973.  

Green Leaf Home Inspections also performs roof certification and wind mitigation inspections for insurance purposes and tests for lead-based paint, asbestos and air quality. The company coordinates with a pest control company for termite inspections and with a pool inspector to arrange an inspection of existing pools. 

Parlefsky and his team know timing is of the essence in their line of work. 

“With the number of inspectors we have on staff, we generally can schedule an inspection within 24 to 48 hours of the order,” Wheaton-Sanko said.
